Traditional Boiler System
Traditional Boiler System maintenance includes the following:
-Check the switches and the condition of the wiring
-Inspect the burner flames for any significant changes in appearance
-Verify water levels and PH fall within recommended range
-Check for heavy scaling in the tubes and check for signs of oxygen corrosion
-Check the gas and safety valves and conduct the manufacturer’s recommended safety tests
-Check the insulating materials for any degradation
-Conduct a thorough inspection of all accessories and parts of the boiler system such as deaerators and chemical feed
Systems
-Inspect the auxiliary and venting systems for any deterioration, corrosions, or blockages
PM to occur twice annually. Priced per visit
On-Demand Combi System
On Demand/ High Efficiency Boiler Service includes the following:
-Check the switches and the condition of the wiring

Heat Pump
-Verify functionality
-Assess all components and recommend repairs as needed
-Check all ducts, filters, blower, and indoor coil for dirt and other obstructions.
-Check for and repair duct leakage.
-Confirm that your heat pump is receiving adequate airflow.
-Correct refrigerant charge.
-Check for refrigerant leaks and replace any lost refrigerant.
-Lubricate motors, and inspect belts for tightness and wear.
-Inspect the heat pump’s condensing unit base-pan drain holes and remove debris.
-Verify thermostat sensors are working properly.

On-Demand Water Heater
On Demand Water Heater Maintenance includes the following:
-Visual inspection of heater and all components
-Water flush
-Verify proper operation on the pressure relief valve
-Check water and air pressure
-Anode rod inspection and recommend replacement if necessary

HVAC Basic
HVAC PM: PM includes the following:
-Leak check
-Lubrication of moving parts
-Duct inspection

Mainline Drain
Mainline Drain PM includes the following:
-Descaling of line
-Cleaning inside of pipes including free camera inspection
-Ensure no cracks, breaks, bellies or roots within line
PM occurs once annually. Price is per drain, per visit
Thermal Imaging Electrical Maintenance
Thermal Imaging Electrical Maintenance Plan includes the following:
-Capture thermal images of all electrical panels and other high-load connection points, including drives, disconnects, and controls.
-Wherever higher temperatures are discovered, follow that circuit and examine the associated branches and loads.
-Compare all three electrical phases side by side and check for temperature differences. A cooler-than-normal circuit or leg might signal a failed component.
-Look for connections with higher temperatures than other similar connections under similar loads
-Assess all fuses for higher than normal temperatures and advise of any issues
-Evaluate motor control center : Open up each compartment and compare the relative temperatures – bus bars, controllers, starters, contactors, relays, fuses, breakers, disconnects, feeders, and transformers
-For oil-filled transformers, use a thermal imager to look at high- and low-voltage external bushing connections, cooling tubes, and cooling fans and pumps
PM Occurs twice annually
Generator
Generator Maintenance Plan includes the following:
-Oil change. In a humid climate such as New England this is vital as oil becomes contaminated from humid air and oxidizes.
-Oil filter replacement
-Spark plug replacement
-Air filter replacement
-Battery test to measure internal resistance and advise if replacement is needed.
– Check for oil, fuel, and acid leaks. Inspect for rust. Check battery terminal health with special chemical compounds.
